Most firms I've looked at send owners and vendors a PDF packet, collect sensitive numbers such as tax IDs and bank details by email, and chase insurance certificates when they lapse. Owner onboarding often involves more people than it first appears, such as a co-owner who also has to sign or an insurance agent who has to send proof.
What I'm asking property managers
- Walk me through the last vendor you added. What did you need, and how long did it take to have all of it?
- How do you find out that a vendor's certificate of insurance has expired?
- How do owner packets come back, and who follows up when a piece is missing?
- Where do tax IDs and bank details end up once they arrive?
